It is the dressing, not the floor
LVT rarely wears out. The finish on top of it does.
Most Amtico and Karndean floors are protected by a factory or applied dressing. That layer takes the traffic, and over a few years it scuffs, greys and picks up a haze that mopping only spreads around. The vinyl underneath is usually still sound.
Supermarket floor polish and steam mops make it worse. One builds up in layers that trap soil, the other works heat and moisture into the joints. We remove what has failed, clean the vinyl properly, and lay a fresh dressing back down at the sheen you want.
- Grey, hazy or streaky appearance
- Scuffs and traffic lanes through the polish
- Built-up layers of household floor polish
- Dirt gathering in the bevels and plank joints
Recent LVT work
A clean floor and a dressed floor are not the same thing.
A correctly dressed luxury vinyl floor has an even sheen and no cloudiness, and the bevels between the planks stay clean rather than holding a dark line.

A method matched to the product
Strip, clean and re-dress, only as far as the floor needs.
Plenty of floors need nothing more than a proper clean and a maintenance coat. The survey is what stops us stripping a floor that did not need it.
-
Stage 01Strip the old dressing
Failed polish and built-up coatings are softened and removed with vinyl-safe products, so the tile itself is never abraded.
-
Stage 02Deep clean the vinyl
The wear layer, bevels and plank joints are cleaned and the residue extracted, which is where most of the greying actually sits.
-
Stage 03Re-dress & protect
Fresh coats of a suitable finish go down in matt, satin or gloss, giving a sacrificial layer to take the next few years of traffic.

Floors & spaces
From a kitchen-diner to a surgery corridor.
Luxury vinyl covers a wide range of products with very different wear layers and factory finishes, and getting it wrong is easy. The wrong pad or the wrong chemical takes off more than the polish. We identify the floor first, then choose the least aggressive route that will actually work.

Amtico & Karndean cleaning questions.
Not sure whether your floor needs stripping or just a proper clean? Send a few photographs and we will tell you.
Prefer to talk it through?
Tell us the make if you know it, the room, and roughly how long since it was last dressed. That is usually enough to point you the right way.
Can you make an old Amtico floor look new again?
In most cases the vinyl is fine and the dressing on top of it has failed. Stripping that back and re-dressing makes a dramatic difference. Deep scratches cut into the wear layer itself cannot be polished out.
Is it safe to strip an LVT floor?
Yes, with the right products. Vinyl-safe strippers and soft tooling remove coatings without cutting into the wear layer. Aggressive pads and strong solvents are what damage these floors, so we do not use them.
Why has my floor gone grey and streaky?
Usually layers of household floor polish that have built up and trapped soil, or a dressing that has worn through in the traffic lanes. Both look like dirt but will not come off with cleaning alone.
Can I use a steam mop on Amtico or Karndean?
We would not recommend it. Heat and moisture can soften the surface and work into the plank joints. A pH-neutral cleaner and a well-wrung flat mop is kinder to the floor and works better.
How long before we can walk on it?
Each coat needs to dry before the next goes on, and the finished floor needs curing time before heavy traffic and rugs return. We agree the programme in advance so the room is out of use for as short a time as possible.
How often does the dressing need redoing?
Entirely down to traffic. A quiet hallway may go years, while a busy commercial entrance may want a maintenance coat annually. We will give you a realistic interval for your floor.
